Precise Site Surveys

Precise site surveys were conducted to meet regulatory standards, informing levels, setting out, tank positions and the approvals required for a new fuel station development.

Custom Lighting and Signage

Custom lighting and signage were installed for optimal visibility, strengthening the Ultra brand presence on site while supporting safe night-time trading across the forecourt and store.

Traffic Flow and Circulation

Safe, efficient traffic flow was created for both vehicles and pedestrians, with circulation, tanker access and parking planned around the operational needs of the completed station.

Let’s Partner for Success

Are you planning a new fuel station, a multi-tenant convenience centre or a complex fuel-retail development in Gauteng?

THETA Projects provides architecture, project management, quantity surveying and service station construction coordination for developments that need fuel infrastructure, tenant workstreams, approvals and construction delivery to move forward together.

Project Outcome

Built and Trading

The completed site opened in July 2015 with a custom forecourt, high-efficiency pumps, branded signage and a purpose-designed convenience store.

The project required alignment between the client, the fuel brand, designers, surveyors, specialist installers and the authorities responsible for approvals.

For fuel station owners, the lesson is straightforward: the risk in a bespoke development is not only in the build. The risk is in the interfaces between design intent, brand standards, compliance and opening for trade.

Theta Projects’ role was to manage those interfaces, track the programme, coordinate the technical inputs, support the approval process, and carry the project through to handover.
