A multi-tenant retail fuel station project Sandton, combining Engen, McDonald’s, Woolworths, Nando’s, a car wash, forecourt infrastructure, pump and tank works, signage, approvals, certificates and commissioning into one coordinated development.
Located on Katherine Street in Sandton, this project required careful service station construction coordination across multiple professional teams, contractors, fuel systems, retail tenants and final trading requirements.

Engen Carlswald combined several buildings, tenants and operational areas within one development.
Detailed 3D visualisations helped the project team understand how these parts would work together before construction progressed.

The retail fuel station project Jeff Masemola transformed an existing Shell service station into a fully operational Engen site at the corner of Jeff Masemola and Sisulu Roads in Pretoria.
This project included new pump-and-tank infrastructure, forecourt and civil works, shop conversion, Café 365 coordination, canopy refurbishment, electrical and mechanical services, branded signage, compliance coordination and final handover.
A quantity surveyor should ideally be appointed before the design and scope are finalised. Early fuel station quantity surveying allows cost implications to be considered while layouts, specifications and work packages can still be adjusted without disrupting construction.
Contingency should reflect the project stage, design completeness, existing-site conditions and level of technical uncertainty. Refurbishments and underground fuel-system work may require a higher allowance because concealed services and conditions cannot always be confirmed before construction.
Yes. ThetaQS can provide petrol station cost planning and commercial services within an existing professional team. The appointment must clearly define responsibilities, reporting routes and which party controls measurements, valuations, variations and final accounts.
Pumps, tanks, pipework, monitoring systems, refrigeration, generators and shop equipment can be separated into specialist cost packages. This gives the client clearer visibility of costs outside the main building contract and strengthens overall fuel station cost management.
Working on a trading site may require temporary access, phased construction, restricted working hours, additional safety controls and repeated mobilisation. These requirements should be identified during fuel station project cost control so contractor prices reflect the actual operating conditions.
Yes. Standard measurements, pricing schedules and reporting formats can be applied across several sites while allowing for local scope differences. This helps brand and programme managers compare costs, identify unusual pricing and maintain commercial consistency across the rollout.
