The retail fuel station project Carlswald brought a new Engen forecourt together with Quickshop & Co, Bakery 365, Supa Quick, Wimpy, Steers, Debonairs, Seattle Coffee and car-wash facilities on one coordinated site in Midrand.
This was a multi-tenant fuel retail development with separate tenant requirements, specialist contractors, shared roads and services, a new underground fuel installation and several handover workstreams. THETA Projects acted as the central team across project management, architecture, construction management and quantity surveying.

Engen Carlswald combined several buildings, tenants and operational areas within one development.
Detailed 3D visualisations helped the project team understand how these parts would work together before construction progressed.
The models were used to review the forecourt, retail buildings, customer areas, drive-through routes, parking, signage and external finishes as one coordinated site. This made it easier to identify layout concerns, explain the design to different stakeholders and make decisions before changes became costly on site.
The site combines the Engen forecourt and convenience offer with tyre services, Wimpy, Debanoirs, Steers, Seattle Coffee, car washing and detailing. Each business needed its own access, loading, signage, equipment, services and handover requirements while sharing the same roads, parking, utility connections and construction programme.
THETA Projects served as Principal Agent, Project Manager, Project Architect and Construction Manager for the Engen Carlswald project. Quantity surveying and commercial control were handled through Theta QS.
The appointment placed THETA between the developers, Engen, tenant teams, civil and structural engineers, the main contractor, the pump-and-tank contractor, electrical teams, HVAC specialists, signage contractors and municipal processes.
Theta Projects was appointed:
A new forecourt canopy, four pump islands, a service-station building, Quickshop & Co, Bakery 365, branded signage and the supporting customer and back-of-house areas.
The fuel installation included four new underground tanks: a 46 kL ULP 95 tank, a 46 kL AGO 50 diesel tank, a 23 kL ULP 95 tank and a 23 kL ULP 93 tank.
The Engen retail building included the convenience-store layout and Bakery 365 offer, with shelving, refrigeration, counters, paypoint positions, bakery preparation areas, equipment connections, lighting and supporting services.
A dedicated Supa Quick facility formed part of the wider fuel station development Midrand, with work bays, customer and staff areas, storage, a mezzanine and the services required for automotive operations.
The Famous Brands building brought Wimpy, Steers and Debonairs into the development, supported by customer seating, food-preparation areas, extraction systems, order and collection points and drive-through circulation.
The development also included a dedicated Seattle Coffee offer and a car-wash operation with two wash bays, detailing areas and a customer waiting component.
The project close-out brought together building-plan approval, temporary occupation approvals, fire clearance, flammable-substances registration and the certificates required for the buildings, roof structures, glazing, plumbing, HVAC and electrical installations.
